Rockwood Manor Bed & Breakfast Inn (“Rockwood Manor,” “we,” “us”) operates rockwood-manor.com. This policy explains what information we collect, why we collect it, and what we do with it.
Information we collect
Information you give us directly. Our contact form collects your first name, last name, email address, phone number, your message, your preferred method of contact (email or phone), and your preferred time to be called. If you subscribe to our email updates, we collect your email address.
Reservation information. Bookings are handled through our reservation provider. When you book, you provide the information that provider requires to hold and process your stay, which may include your name, contact details, stay dates, guest count, and payment information. Payment card details are handled by our reservation and payment providers and are not stored by us.
Information collected automatically. Like most websites, ours records standard technical information such as IP address, browser type, pages visited, and referring site. We may use cookies and website analytics to understand how the site is used. You can control cookies through your browser settings.
How we use your information

Text messaging (SMS)
We only send text messages to guests and enquirers who have expressly opted in to receive them. Providing your phone number on our contact form or during booking does not by itself enrol you in text messages.
If you opt in, you may receive messages relating to your reservation, such as confirmations, arrival details, and changes, and, where you have separately agreed to it, occasional promotional messages about Rockwood Manor.

Mobile opt-in information and consent are never shared with, sold to, or rented to third parties or affiliates for their own marketing purposes. Phone numbers collected for SMS are used only to deliver the messages you asked for, and are shared only with the messaging providers that transmit them on our behalf.
Who we share information with
We do not sell your personal information.
We share information only with service providers who help us run the inn and the website, and only to the extent they need it to do that work. These include our reservation and property-management provider, our payment processor, our website host, our email delivery provider, and, if you have opted in, our text-messaging provider. We may also disclose information where we are legally required to, or to protect the safety, rights, or property of our guests, our staff, or Rockwood Manor.
How long we keep information
We keep enquiry and reservation records for as long as needed to serve you and to meet our legal, tax, and accounting obligations, then delete or anonymise them. Email and SMS subscribers are kept until they unsubscribe.
Security
We take reasonable measures to protect the information we hold, including a secure (HTTPS) website and access controls on our systems. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
Your choices
- Email: unsubscribe using the link in any message we send.
- Text messages: reply STOP.
- Access, correction, or deletion: contact us at reservations@rockwoodbnb.com or (540) 674-1328 and we will respond within a reasonable time.

Children
Our website is intended for adults. We do not knowingly collect personal information from children under 13. If you believe a child has provided us information, please contact us and we will delete it.
